We're Jess and Joe — husband and wife investors operating furnished rentals on the East Coast and acquiring homes creatively in the Midwest. We've been building since before we were married and we're just getting started.

Start, Optimize, Evolve
In 2021 we listed our first property — a glamping experience on Joe's childhood home in rural Maryland, overlooking acres of farmland. It was handcrafted, it filled up fast, and it showed us what was possible. Jess fell in love with creating spaces and delivering hospitality. Joe learned that 2AM maintenance calls weren't his thing.From there Jess built a full short-term and mid-term rental operation — designing spaces, managing guest communications, handling revenue management, and building local teams in every market we operate. It's some days chaotic, some days a well-oiled machine, and always something we're optimizing. Today she runs 13 units across Virginia, DC, and Indiana.Joe found his lane in the Midwest — acquiring single-family homes in Illinois and Missouri below market and creating seller-financed pathways to homeownership for families who are ready for roots. It's a model that lets him focus on what he loves: underwriting, acquisitions, and getting more reps as an investor.We run our lanes separately, but strategize together. The goal hasn't changed since 2021 — a homestead, a veggie garden, and some chickens. Real estate is how we're getting there.
Tonlé (ទន្លេ, pronounced "tone-lay") means freshwater river in Khmer. Jess is Cambodian-American — raised by parents who came to this country as refugees and built a life through ingenuity and tenacity. That's the foundation we build on.

Joe finds, underwrites, and closes deals in Illinois and Missouri. He focuses on off-market acquisitions, creative deal structuring, and building long-term relationships with lenders and the families he helps into homeownership.

Jess Young
Co-Founder & Strategy
Jess runs Tonlé Stays — a 13-unit short and mid-term rental portfolio across Virginia, DC, and Indiana. She sets the strategic direction for Tonlé Holdings and brings a background in AI and enterprise strategy to how the portfolio grows.
